Moaning about the weather deals with the “whine” part of this post and other than that things are pretty rosé (sorry we couldn't resist one more wine pun and those of you thinking there is plenty to moan about: please note that we don’t do politics).

As the Summer sun(!) sets and we swap our shades for spreadsheets, there’s plenty to be optimistic about. September often presents us with a fresh start—a return to our routines with new perspectives, ready to take on the opportunities and challenges ahead. This year though, while as individuals we hopefully recharged our batteries, it feels like the market didn't stop and that freshness mixed with momentum makes for an exciting combination.

We hope that, whether you managed to capture any pockets of sun or not, your Summer was both restful and revitalising.

Reflections on the Summer Market

Before we dive into the busy Autumn season, it’s worth reflecting on the Summer that wasn’t. Traditionally, the property market slows down over the Summer months, but this year, we saw something different—a sustained level of activity that's kept us on our toes. The ongoing demand for both residential properties and in the commercial sector has done a lot to restore the property market’s reputation for resilience.

Interest rates may still be a topic of debate, but commercial rates continue to move in a more favourable direction. What’s clear is that both buyers and investors are themselves moving forward with cautious optimism.

While we don’t do politics, it wouldn’t be a proper update without mentioning the election. The market bucked the usual trend here too, skipping the usual slow down we’re accustomed to seeing in the run up to an election; instead prior momentum has carried all the way through. While there’s no denying there’s going to be challenges ahead with new policy from a new Government, on housing there are explicit intentions to boost the sector and the wider markets seem to have calmed now that the (what felt like endless!) turmoil of the previous Government has finally come to an end.


Looking Ahead: A Season of Opportunity

So as we step into Autumn, there’s much to be optimistic about: markets signal stability and as always in real estate new opportunities emerge. Already we have a busy calendar for development launches, particularly for projects in Manchester where opportunity abounds. London too turns over a new leaf and it's often at the end challenging periods that the best opportunities can be found.

Whether you’re considering expanding your portfolio, navigating a tricky transaction, or simply want to stay ahead of the latest legal developments, we are ready to support you every step of the way.
